A ground moisture barrier is a heavy-duty polythene sheet laid over the soil under your home. It stops moisture from the earth from evaporating and rising into your subfloor, helping to prevent dampness, condensation, and mould from entering your living spaces.
Yes. Under the Healthy Homes Standards, if your rental property has a suspended floor with an enclosed subfloor space, a ground moisture barrier must be installed (if it is reasonably practicable to do so). This is to ensure the property is dry, easier to heat, and healthier for tenants.
If you have a home with a subfloor (crawl space) over exposed dirt, you likely need one. Common signs that excess ground moisture is entering your home include a musty smell, condensation crying on the windows in the mornings, and mould growing on walls or ceilings.
